The vineyards of Sancerre, Touraine, and Chinon have seen a 3.6% increase in land prices, driven by French and foreign investors. The forests of Sologne and Berry, sought after for hunting and sustainable management, complement a market rich and balanced.
Île-de-France: rarity and prestige
In the Île-de-France region, the market for châteaux is highly selective and extremely sought-after, with prices among the highest in France. Within an hour of Paris, exceptional properties are sold for between €3.5 and €50 million, depending on the location. The most in-demand departments are Yvelines, Essonne, Seine-et-Marne, and Val-d'Oise.
Private forests are experiencing a real surge in popularity, driven by their proximity to the capital and the desire for natural spaces.
Normandy: authenticity and gentleness
Normandy attracts people with its authenticity and diversity. Between the sea and the bocage countryside, the region offers a beautiful variety of properties: manor houses, agricultural estates, forests, and properties near the coast. Properties located on the Côte Fleurie and around Mont-Saint-Michel are the most sought-after. The forests of the Orne and Eure departments are benefiting from a continuous rise in prices: +3% to 5%.
Among the buyers are French and British families, loyal to the region for decades.
Occitanie: the land of opportunities
Occitanie is appealing because of its attractive prices. By comparison, Châteaux in need of restoration are offered starting at €180,000, while in Brittany, entry-level prices for such properties requiring renovation are around €450,000.
Châteaux with outbuildings and established vineyards already operating and certified organic or HVE (High Environmental Value) remain highly sought after, particularly around Toulouse, Albi, and Gaillac.
